As we continue our rapid expansion across the UK, we’re looking for a proactive, commercially minded Property Acquisition & Estates Manager to help us secure the best new locations and support the optimisation of our existing estate.

The Property Acquisition & Estates Manager plays a pivotal dual role at Chopstix — driving estate growth through high-quality site acquisitions while also supporting the effective management, optimisation and cost-efficiency of our existing estate.
Reporting to the Head of Property, you will balance opportunity spotting and deal‑making with the structured, detail‑driven work of lease events, estate data management and property oversight. You'll collaborate closely with Operations, Finance, Development and external partners to ensure Chopstix secures the right sites, on the right terms, while maximising performance and value across the estate.
What do you bring
To support both the Head of Property and the operations function and ensure that we have an open communication platform that ultimately enables us to grow the business, increase our sales line and deliver profitability at all levels.
Acquisition & Growth
- Identify, appraise, and secure new Chopstix locations that align with strategic, financial, and operational objectives.
- Conduct detailed feasibility studies including demographic assessment, footfall, competitor analysis, and catchment scoring.
- Lead negotiations on Heads of Terms and coordinate legal processes to completion.
- Build and maintain strong relationships with landlords, agents, developers, franchisees, and solicitors to drive opportunity flow.
- Manage and motivate retained property agents, ensuring high performance and alignment with Chopstix priorities.
- Produce Board‑level business cases, location summaries, and recommendation packs.
Estate Management
- Support the management of the existing Chopstix estate, including rent reviews, lease renewals, re‑gears, assignments and other lease events.
- Assist in reviewing and helping manage service charges, insurance queries, business rates challenges, and dilapidations.
- Maintain and update an accurate property management database including critical dates, lease documentation, tenure, costs, and landlord contacts.
- Liaise with landlords and external consultants to ensure the business meets obligations, maximises cost efficiency, and mitigates risk.
Asset Management & Portfolio Optimisation
- Support the evaluation and delivery of estate initiatives such as refurbishments, relocations, re‑images, disposals, kiosks, and secondary licences (e.g., external seating, storage).
- Contribute to estate performance reviews, identifying opportunities to enhance sales performance, reduce occupancy costs, or improve tenure.
- Analyse market trends and emerging locations to shape ongoing estate strategy.
Cross‑Functional Collaboration
- Partner with Operations, Finance and Development teams to ensure property decisions reflect trading performance, operational needs, and customer experience.
- Share property insights and analysis to support strategic planning, forecasting and new-store modelling.
- Ensure clear communication and alignment across internal stakeholders throughout acquisition and lease processes.
Data, Reporting & Systems
- Maintain dashboards tracking critical dates, site opportunities, lease events, financial implications and pipeline progress.
- Prepare accurate and timely reports, presentations, and analysis for leadership and investment committees.
- Ensure all property records are organised, compliant, and accessible.
As an individual you are
- Strong negotiation, communication, and relationship-building skills.
- Analytical thinker with the ability to assess and present data-driven decisions.
- Highly organised with a structured and proactive approach.
- Comfortable working under pressure and managing deadlines.
- Proficient in Microsoft Office and property market analysis tools.
- Ideally MRICS qualified or working toward a similar professional qualification.
- Full UK driving licence and flexibility to travel across the UK (and occasionally Europe).
- Strong working knowledge of Landlord & Tenant law and commercial property contracts.
